Find a mold remediation company near you

Our Ohio directory organizes independent remediation contractors by city so you can find a mold remediation company near you.

If you’d like an unbiased assessment before you hire anyone, start with an independent mold inspection so you know exactly what you’re dealing with — and exactly what any remediation bid should address.

We publish this directory as a courtesy to Ohio property owners. We are a mold inspection and testing company — we do not perform remediation and we do not sell removal services. That separation is deliberate: it means our assessments aren’t tied to selling you a cleanup. The companies listed in this directory are independent remediation contractors, and the guidance below is meant to help you evaluate any of them with confidence.

Why mold is a common problem in Ohio homes

Mold needs only moisture, and Ohio’s climate provides it in abundance. The state averages roughly 39 inches of precipitation a year, with drier northwestern counties near 32 inches and the southern part of the state closer to 42 inches — and wet years go far higher, as in 2011’s record 56 inches. Summers are warm and humid, and Ohio has seen a marked increase in heavy two-inch-plus rainstorms since the mid-1990s, the kind of downpours that overwhelm gutters, sump pumps, and storm sewers and push water into basements and crawl spaces.

Geography shapes the risk from north to south. Along Lake Erie, Cleveland and Toledo see lake-enhanced humidity and heavy winter snow that melts and refreezes against foundations; in the south, the Ohio River valley around Cincinnati has a long history of flooding, including catastrophic events like the March 1997 floods that dropped 6–12 inches of rain. Cold Ohio winters add another mechanism entirely: warm indoor air meeting cold walls, windows, and unheated attics produces condensation that feeds mold even when no pipe has leaked.

The state’s housing stock compounds all of this. Older industrial cities such as Cleveland, Cincinnati, Dayton, and Youngstown have large numbers of pre-war homes with full basements, and any wet basement, saturated crawl space, or flood-damaged wall cavity is a potential mold problem. Whatever the source, the pattern is the same: unmanaged water leads to mold, and a lasting fix has to address the water, not just the stain.

Is mold remediation regulated in Ohio?

This is the most important thing for an Ohio property owner to understand: Ohio does not license or register mold remediation contractors or mold assessors. There is no state mold license, no state certification requirement, and no state database of approved companies to check. Unlike states that run a licensing program, Ohio leaves quality control to the market — which means the responsibility for vetting a contractor falls squarely on you.

That is not a reason to worry, but it is a reason to be deliberate. The absence of a license makes voluntary national certification, proper insurance, and independent testing your most reliable signals of a qualified professional. The section below lays out exactly what to ask for. Reputable Ohio remediators already hold these credentials and work to national standards even though the state does not require it.

Mold, renters, and landlords in Ohio

Ohio has no mold-specific statute for rental housing and no state law requiring landlords or sellers to disclose mold. What does apply is Ohio’s landlord-tenant law, Ohio Revised Code Chapter 5321. Under ORC 5321.04, landlords must comply with applicable building, housing, health, and safety codes and keep the premises in a fit and habitable condition — so serious mold caused by unaddressed leaks or disrepair can amount to a violation of the landlord’s duties.

Ohio’s tenant remedy is specific and procedural. After giving the landlord proper written notice and a reasonable time to act (generally up to 30 days), a tenant who is current on rent may deposit rent with the clerk of the municipal or county court — “rent escrow” under ORC 5321.07 — rather than simply withholding it. Notably, Ohio does not permit “repair and deduct.” Because these steps are easy to get wrong, and because the cause of mold (tenant humidity habits versus landlord disrepair) is often disputed, an independent inspection creates an objective, documented record of the source and extent. For legal steps, consult a qualified attorney.

Standards a good remediator follows

The recognized industry benchmark is the ANSI/IICRC S520 Standard for Professional Mold Remediation, which defines how professionals contain a work area, remove mold at the source rather than just spraying over it, protect occupants and workers, and control the underlying moisture problem. Reputable contractors also follow U.S. EPA guidance on mold cleanup, and independent testing should go to a laboratory accredited by the American Industrial Hygiene Association (AIHA). Ask any company you’re considering whether their crews are trained to and work in accordance with IICRC S520 — in a state with no license, a confident, specific answer matters even more.

How to choose a mold remediation contractor in Ohio

Because Ohio offers no license to fall back on, these questions do the vetting the state doesn’t:

Verify certification

Ask for current IICRC or NORMI credentials and the name of the certified technician who will oversee your job. In Ohio these are voluntary, so a contractor who maintains them is signaling a real commitment to doing the work correctly.

Keep inspection and remediation independent

This is the single most important protection for a homeowner. A company that inspects, tests, and sells the removal has a built-in incentive to find a bigger problem. Using an independent inspector — like us — for the initial assessment and, just as importantly, for post-remediation clearance testing removes that conflict of interest and gives you an unbiased confirmation that the work actually succeeded. Insist on a written scope of work

It should identify the moisture source, the affected materials, the containment plan, the removal method, and how success will be verified. Mold that returns is almost always a sign the water problem was never fixed — a frequent outcome after Ohio basement backups and river-valley flooding when the underlying water intrusion is left uncorrected.

Confirm insurance and references

Ask for proof of general liability coverage and recent local references. In the absence of state financial-responsibility rules, verifying insurance yourself is essential — there’s no regulator doing it for you.

Get more than one estimate

Costs vary with the size of the affected area, the materials involved, and how hard the moisture source is to reach. Comparing written proposals helps you spot both lowball “spray-and-pray” jobs and inflated scopes.
