Mold Remediation & Removal Companies in Massachusetts

If you have discovered mold in your home or business, you want it handled quickly, correctly, and by someone you can trust. This courtesy resource from Mold Inspection & Testing (MI&T) helps Massachusetts property owners understand how mold work is regulated in the Commonwealth, why our climate makes moisture problems so common, and how to choose a qualified remediation company. Below you can browse independent mold remediation and removal companies serving communities across Massachusetts.

Find a mold remediation company near you

Choose your city or region to see independent mold remediation companies serving your area of Massachusetts.

Because we provide inspection and testing only, the companies listed here are independent remediation businesses. Many homeowners start with an independent inspection and test, then hand that report to the contractors they contact so every bid is based on the same findings.

MI&T is an inspection-and-testing-only company: we do not perform mold remediation or sell removal services. That separation is intentional, because the party assessing your mold problem should not be the same party you pay to remove it. We offer this overview and directory as a free resource.

Why mold is a common problem in Massachusetts homes

Massachusetts sits in a humid continental climate, and moisture is a year-round fact of life. According to the NOAA Massachusetts State Climate Summary, annual precipitation averages roughly 45 to 55 inches statewide, with a long-term average near 45.4 inches; the decade from 2005 to 2014 averaged about 51 inches per year, the wettest on record, and in March 2010 three intense rainstorms caused an estimated two billion dollars in damage. The coastline compounds the risk: the state is highly vulnerable to nor'easters and tropical systems, and relative sea level has risen about 0.11 inches per year since 1921, faster than the global rate. Cape Cod, Boston Harbor, and the North Shore see repeated coastal flooding and wind-driven rain, while humid summers and spring snowmelt keep the outdoor moisture load high.

Then there is the housing itself. Boston, Worcester, and Springfield are full of homes built generations ago, many with fieldstone or brick basements never designed to stay dry. These older foundations wick groundwater, and finished basements trap humidity against organic materials, so when warm indoor air meets cool masonry, condensation and mold follow. The mix of old construction and a wet climate is why damp basements and hidden wall cavities are such frequent problem spots in the Commonwealth.

Is mold remediation regulated in Massachusetts?

Here is the key point for anyone hiring a contractor: Massachusetts does not license or register mold remediation contractors or mold assessors. There is no state-issued mold certification, no mandatory mold exam, and no agency that vets mold companies before they work in your home. The Department of Public Health offers guidance on mold and indoor air quality, but that guidance is not a licensing program.

A remediation company may hold a general Home Improvement Contractor registration or a Construction Supervisor License, and those are worth confirming, but neither is a mold credential; they govern general building work, not the specialized process of assessing and removing mold. Because the state will not do this vetting for you, the burden falls on you to check three things: voluntary industry certification, adequate liability insurance, and independent testing. Those substitutes for a state license are what the rest of this page helps you evaluate.

Mold, renters, and landlords in Massachusetts

While Massachusetts has no mold-specific license, it has one of the stronger habitability frameworks in the country, and it speaks directly to moisture. The State Sanitary Code, 105 CMR 410, sets the Minimum Standards of Fitness for Human Habitation. Section 410.500 requires owners to keep every dwelling watertight and protected from wind, rain, and snow, and free from excess moisture "or the appearance of mold." Notably, after a leak or flood the owner must ensure affected surfaces are dried within 48 hours of being notified or of the event ending, whichever comes first. That specificity makes dampness and mold a code matter, not just a maintenance preference.

On top of the code, Massachusetts recognizes an implied warranty of habitability, established by the Supreme Judicial Court in Boston Housing Authority v. Hemingway (1973). Local boards of health enforce 105 CMR 410: a tenant can request an inspection, and if the board finds a violation it can order repairs. Once a violation is documented, tenant remedies may include rent withholding and, under M.G.L. c. 111, section 127L, repair-and-deduct up to four months' rent when the statute's conditions are met. These remedies are specific and time-sensitive, so tenants and owners should confirm current requirements with the local board of health or a qualified advisor. An independent inspection report can document conditions objectively for either side. This section is general information, not legal advice.

Standards a good remediator follows

In the absence of a state license, national standards are the benchmark. The most widely recognized is the ANSI/IICRC S520 Standard for Professional Mold Remediation, which defines how to contain a work area, remove contaminated materials, and verify a space has been returned to normal. Reputable companies also follow U.S. Environmental Protection Agency (EPA) guidance on mold cleanup and moisture control, and rely on laboratories accredited through the American Industrial Hygiene Association (AIHA) for credible, independent analysis of air and surface samples. A remediator who works to S520, follows EPA guidance, and uses AIHA-accredited labs is showing the professionalism the state does not require.

How to choose a mold remediation contractor in Massachusetts

Start with an independent inspection and test

Before you hire anyone to remove mold, consider an independent inspection and laboratory test. It documents the moisture source and extent of contamination so the scope is set by findings, not by the company that profits from removal. You can begin at https://moldinspectionandtest.com/massachusetts.

Verify certification and insurance

Ask for proof of IICRC certification and a current general liability insurance certificate. Confirm any Home Improvement Contractor registration, and remember that these general credentials are not a substitute for mold-specific competence.

Get a written protocol and detailed scope

A qualified contractor works from a written remediation protocol that specifies containment, removal methods, and cleanup verification. Be cautious of anyone who quotes a price without inspecting the property or reviewing test results.

Compare multiple bids against the same findings

Sharing one independent inspection report with several contractors lets you compare bids on equal terms and spot padded scopes or missed moisture sources.

Insist on post-remediation verification

The job is not finished until independent testing confirms the area has been returned to normal. Keep verification separate from the company that did the removal.
