Mold Remediation & Removal Companies in Florida

If you are searching for a mold remediation or removal company in Florida, this page is a good place to start. Below you will find a directory of independent remediation companies organized by city across the state. We are Mold Inspection & Testing (MI&T), and we provide this list as a free, no-obligation courtesy. Florida is one of the states that formally licenses mold professionals, separating the work into two distinct roles: Mold Assessors, who inspect and test, and Mold Remediators, who perform the cleanup. Understanding that distinction is one of the most useful things a Florida homeowner or property manager can do before hiring.

Find a mold remediation company near you

Browse the listings below to find licensed mold remediation companies serving your city and county in Florida.

Because we perform independent inspection and testing only, the remediation companies listed here operate separately from us, which helps keep your assessment objective and free of any pressure to sell you cleanup work.

A quick note on who we are: MI&T is an assessment-and-testing company only. We do not sell, bid, or perform mold remediation. In Florida, that is not just a business preference — state law treats mold assessment as its own licensed profession, distinct from remediation. We offer this directory so you can find qualified local contractors while keeping the party who checks for mold separate from the party paid to remove it.

Why mold is a common problem in Florida homes

Few states create better conditions for indoor mold than Florida. According to NOAA's Florida State Climate Summary, Florida is "the most humid state in the Nation," with statewide annual precipitation averaging about 53.7 inches and July temperatures in the low 80s°F statewide. That combination of warmth and near-constant moisture in the air means the mold spores present everywhere in nature have what they need to grow indoors whenever a surface stays damp.

Florida's exposure to tropical weather compounds the problem. NOAA reports that hurricane-force winds strike the state on average about three times every five years, and major storms such as Hurricane Ian in 2022 drove catastrophic storm surge and freshwater flooding across wide areas. Water intrusion from wind-driven rain, roof damage, and flooding can leave building materials wet long enough for mold to take hold within a day or two, which is why remediation demand spikes after every storm season.

Everyday building science plays a role too. Florida homes run air conditioning nearly year-round, and an oversized or poorly maintained AC system can leave humidity high indoors even while it cools. A high water table, slab-on-grade and concrete-block construction, and condensation on cool surfaces all give moisture places to collect. Left unaddressed, these conditions turn ordinary Florida humidity into a persistent mold risk.

Is mold remediation regulated in Florida?

Yes — and this is the single most important thing to know before you hire. Florida regulates mold professionals under Chapter 468, Part XVI, Florida Statutes (ss. 468.84–468.8424), administered by the Department of Business and Professional Regulation (DBPR), with rules in Chapter 61-31 of the Florida Administrative Code. The law creates two separate licenses: a Mold Assessor license for those who inspect, sample, and evaluate mold, and a Mold Remediator license for those who perform the removal and cleanup.

To be licensed, applicants must meet education and experience requirements — for example, a relevant two-year degree plus at least one year of field experience, or a high school diploma plus four years of documented experience — complete required training, pass a state-approved examination, and clear a background check. Licensees must also carry insurance: mold assessors must maintain general liability plus errors-and-omissions coverage, and remediators must maintain general liability coverage that includes mold-related claims.

The centerpiece of the law is the independence rule in section 468.8419. It prohibits a mold assessor (or the assessor's company or a related party) from performing remediation on a structure it assessed within the previous 12 months, and it prohibits a remediator from assessing a structure it remediated within the previous 12 months. In short, Florida law requires that the party diagnosing the mold problem and the party fixing it be independent of each other, so no company can grade its own homework. Limited exceptions apply to certain licensed contractors, who must disclose your right to request competitive bids. Before hiring, verify each professional's license on the DBPR website to confirm it is active and in the correct category.

Mold, renters, and landlords in Florida

For rental housing, the key statute is the Florida Residential Landlord and Tenant Act (Chapter 83, Part II, Florida Statutes). Under section 83.51, a landlord must comply with applicable building, housing, and health codes, and where no code applies, must keep the roof, windows, doors, floors, structural components, and plumbing in reasonable working order — duties that bear directly on the water intrusion and leaks that lead to mold. Florida does not have a separate statewide mold-specific disclosure statute, so responsibility usually turns on these maintenance obligations and the terms of the lease.

When a tenant believes a landlord has failed to meet these duties, section 83.56 sets out a written-notice procedure that gives the landlord an opportunity to cure the problem before the tenant pursues remedies. Because timelines and requirements are specific, an independent inspection and lab report can be valuable documentation for either party. The above is general information, not legal advice; consult the statute or a qualified attorney for your situation.

Standards a good remediator follows

Beyond the Florida license, the best remediators work to recognized industry standards. The core reference is the ANSI/IICRC S520 Standard for Professional Mold Remediation, supported by the U.S. EPA's guidance on mold cleanup and moisture control. Clearance and sampling should be analyzed by an AIHA-accredited laboratory. In practice, that means containing the work area, correcting the moisture source that fed the mold, removing contaminated materials, and supporting independent post-remediation verification. These standards complement the DBPR license — they do not replace it.

How to choose a mold remediation contractor in Florida

Verify the DBPR license

Start here. Confirm the company holds an active Mold Remediator license through the DBPR, and remember the section 468.8419 independence rule: the firm remediating your home generally should not be the one that assessed it within the past year. Membership in organizations such as IICRC or NORMI is a positive sign of training, but it is in addition to — never a substitute for — the state license.

Keep inspection and remediation independent

In Florida this is not merely best practice; state law requires separation between the assessor and the remediator on the same project. An independent assessment protects you from a conflict of interest and gives you an objective scope of work. Insist on a written scope of work

A reputable contractor will provide a written protocol describing the affected areas, containment, materials to be removed, the moisture source to be corrected, and how success will be verified. Vague, verbal-only quotes are a warning sign.

Confirm insurance and references

Ask for proof of the general liability coverage Florida requires, and request recent local references. A contractor who has handled post-storm water damage in your area will understand Florida's specific conditions.

Get more than one estimate

Comparing at least two or three written estimates helps you gauge fair pricing and scope. If a contractor is also offering to do the assessment, ask directly how they comply with the section 468.8419 separation requirement.
