About MI&T Mold Inspection & Testing

MI&T Mold Inspection & Testing provides independent mold assessments, air and surface sampling, moisture inspections, written reports, remediation recommendations, and post-remediation clearance testing for residential and commercial properties.

MI&T does not perform mold remediation. This allows our inspectors to provide unbiased testing and documentation without a financial interest in the remediation work itself.

Pre-Remediation Mold Inspection

A pre-remediation inspection is performed before cleanup begins. The purpose is to evaluate visible conditions, moisture concerns, affected areas, and whether mold testing is appropriate.

During a pre-remediation inspection, MI&T may perform:

  • Visual inspection of affected rooms and building materials
  • Moisture readings where water damage or elevated moisture is suspected
  • Air sampling and/or surface sampling when needed
  • Identification of areas that may require remediation
  • A written report that can help guide the remediation process

This inspection helps property owners and remediation companies understand the scope of concern before work begins.

Post-Remediation Clearance Testing

Post-remediation clearance testing is performed after remediation work has been completed. The purpose is to help determine whether the work area appears ready for reconstruction or re-occupancy based on visual conditions and laboratory sample results.

Clearance testing may include:

  • Visual evaluation of the remediated area
  • Confirmation that visible mold-like growth and debris have been addressed
  • Air sampling inside the contained or previously affected area
  • Comparison samples from unaffected areas or outdoors when appropriate
  • A written clearance report with laboratory results

Clearance testing provides an added layer of documentation for homeowners, property managers, insurance representatives, and remediation contractors.

Mold remediation and mold assessment are two separate services. A third-party assessor helps provide independent documentation before and after the remediation process.
